| A construction project requires
leadership and vision, and these are the two elements that are most
crucial to the success of the project. The power and success that a
competent construction management leader brings to a construction
project can have a direct effect on the customer’s end product and the
contractor’s earnings. Most of the construction owners do not have the desire or capabilities to run and manage a construction project and consequently need to hire the services of a construction management company. Construction Managers usually have the skills to manage the onslaught of subcontractors, inspectors and designers. However Construction Managers lack the authority and/or capabilities to take over the leadership roles. In most construction projects, both the construction manager and customer work together for the success of each other. However this cannot happen if both are unsure of the procedure and simply wait for the other. This scenario of uncertainty is a very common scenario in India. This scenario instead of promoting teamwork usually results in the withdrawal of both parties to separate corners to protect their slice of the pie. The business of Construction Management is highly unorganized in India and has not found a very large market in the country. However among the few existing Construction Management Companies in India, most often, it is the construction manager who takes up the leadership responsibilities. Construction Managers generally have a solid knowledge and background in team approach contracting. They also have a distinct advantage in leading a customer that may otherwise be combative or mistrusting. In the past, it has always been the
architects who were the prime candidates for filling leadership roles.
However the architects have relegated themselves to a position of
reacting to assignments instead of giving them and it is rare to see an
architect lead out.
